一．租务
I. Lease of office building
（1）租金 ：4.50元/天*平方米建筑面积。
Rent: RMB 3.80 yuan/day per square meter.
（2）办公用电 ：1.05元/度，室内单表计量。
Charge for office electricity: RMB1.05/ kwh .The electricity fee shall be calculated according to the electricity meter in the leased room.
（3）电话租赁 ：IDD电话：每部需预交1200元电话费押金和300元线路维护费，长话加收10% 服务费。 （免收物业管理、入室常规保洁、停车、冷水、暖水、开水、空调等费用）
Telephone hiring: when hiring the IDD telephone : Party B shall reserve RMB 1,200 yuan as telephone fee deposit for each IDD telephone to and make a one-time payment of RMB 300 yuan as line maintenance fee. Party A shall charge 10% of direct dialing long-distant call service fee.(zproperty management fee, indoor routine cleaning fee, parking fee and other fees for cold water, warm water, boiled water and air-conditioning are free. )
（4）付款方式 ：签订合同的同时交存等于3个月房租的保证金（停租后按合同规定办理退还手续）并支付首期租金（相当于1个月房租额），入驻后按月/年预付。
Payment means: At the time of concluding the contract, Party B shall pay three months of rents for the deposit ( Party A shall return the deposit upon Party B’s returning the leased room)and pay the first stage of rent(equivalent to one months of rents). Party B shall pay the advance rent per month or per year after moving。
（5）起租期： 一年。装修免租期 ：可按实际需要提供1~2周的免收租金装修期。凡四周墙壁、门窗的装饰、改建，增减隔墙，加装灯具，室内布线，均由客户自行负责。其改建方案须经大厦审批，并由施工方提前交存施工保证金。
Lease term: One year at least. Free period for decoration: May provide 1 ~ 2 weeks of rent-free decoration according to the need. Party B shall have responsibility for changing the surrounding walls, doors and windows decoration; installing lighting and interior wirings. The renovation program should be approved , and the construction works shall pay deposit in advance.

Office building provides an Internet access service and is equipped with IDD telephones, 24-hour free central air-conditioning and ventilation system, hot water, cold water, boiled water, guest elevators, fire-fighting central control room, goods elevator, an advanced 24-hour security monitoring system for the public areas and other facilities.
